As I’m sure you know, I like to start off each month’s email with a joke. Here’s this month’s crack at it – I hope you find it as funny as I did!

Mom came in at 6 AM to wake up John, who reluctantly turned over in bed with a grumble.  15 minutes later, she walked back into the room to find John sound asleep.

“John,” she said with a frown. ”Get up! You have to go to school.”

John woke up, looked at mom and said, “I don’t want to go to school. I don’t fit in. There’s over 1100 kids there and not one of them likes me. So why should I go?”

Mom shook her head and said, “John, there are two good reasons you have to go to school. First off, you’re 43 years old. Second, you’re the principal!”

January’s score board: 1,148 to 140.  The first number is how many active listings that were on the market in South Katy in January. The second number is how many buyers bought in January. That amounts to 8.2 sellers for every buyer. This might seem like a bad sign for sellers, but the good news is that there were more buyers in January 2018 than there were in January 2017.

We are in a buyer’s market. Homes that sell still do so within 21 days if they’re marketed properly. That number hasn’t changed. Bear in mind that if you are trying to sell your home in 2018 with a 2017 price, you will definitely be disappointed. It’s difficult for some sellers to imagine the market values shifting downward, but if you do not adjust to the market, then your home won’t sell. It’s as simple as that.

That being said, I am happy to report that our sales numbers were up considerably over last year. At The Dale Ross Realty Group, we’ve had a phenomenal January in terms of homes sold.

Whether you like it or not, right now, it’s both a price war and a beauty contest for most home sellers. If your home isn’t getting the marketing it needs to sell, then the wrong real estate agent is on the job. If this is the case, you’re not going to be happy with the results (or lack thereof).
