As I’m sure you know, I like to start off each month’s email with a joke. Here’s this month’s crack at it – I hope you find it as funny as I did!
It’s lunch time at the office, and Bob and Stanley greet each other in the cafeteria line.
“My elbow hurts like crazy,” says Bob, “I guess I’d better see a doctor.”
“Listen, Bob. You don’t have to spend that kind of money,” Stan explains. “There’s a diagnostic computer down at Wal-Mart. Just give it a urine sample and the computer will tell you what’s wrong and what to do about it. It takes ten seconds and costs ten dollars... a lot cheaper than a doctor.”
The next day, Bob fills a small jar with his urine and takes it to Wal-Mart. He deposits ten dollars, and the computer lights up and asks for the urine sample. He pours the sample into the slot and waits. Ten seconds later, the computer ejects a printout: “You have tennis elbow. Soak your arm in warm water and avoid activity. It will improve in two weeks. Here is a doctor’s certificate for your employer.”
That evening, while thinking how amazing this new technology was, Bob began wondering if the computer could be fooled. He mixed some tap water, a urine sample from his dog, urine samples from his wife and daughter, and some water out of his favorite fishing hole, just for good measure. He then went back to Wal-Mart, eager to test the computer. He deposits ten dollars, pours in his concoction, and waits.
In ten seconds, the computer prints the following: “1. Your tap water is too hard. Get a water softener. 2. Your dog has ringworm. Bathe him with anti-fungal shampoo. 3. Your daughter is eating too much sugar. Hide the candy. 4. Your wife smokes too much. Make her stop. 5. If you don’t stop fishing, your elbow will never get better.
And, as always... Thank you for shopping at Wal-Mart!”
Going, Going, GONE!
That’s the current report on properly marketed properties. They are selling very quickly right now, often with multiple offers and in less than 7 days on the market. Our real estate market has made an incredible rebound, and smart sellers are in a great position to take advantage of it.
Don’t be mistaken; we still have far more sellers than buyers right now. There were 1,321 sellers in South Katy in March and 225 sales. That’s 5.87 sellers for every buyer. The caveat to that fact is that properties with a solid marketing plan are reaching the right buyers and selling. It’s still not the kind of market where you can stick a “For Sale” sign in the yard and expect to sell a property, but the Dale Ross Realty Group is seeing great success with our progressive marketing strategy.
As the market stands, some properties are still languishing on the market for months and months, and about 35% of all listed properties will not sell before the owner gives up.
Preparing your property for the market, proper staging, high-quality photographs, and a progressive wide-spread proactive marketing strategy is what is causing properties to sell right now. The properties you see sitting on the market lack the required approach to even compete with the properties that are selling.
I wouldn’t call our market robust, however, it’s pretty darn good. That being said, only the right approach will get your property sold for top dollar in this market.
