A s I’m sure you know, I like to start off each month’s email with a joke. Here’s this month’s crack at it–I hope you find it as funny as I did!

Last week grandpa went bass fishing and after a short time, he ran out of bait. He looked around and happened to see a snake with a frog in his mouth. “Frogs are good bass bait,” he thought.

Knowing the snake couldn’t bite him with the frog in his mouth, he grabbed the snake right behind the head, took the frog out of its mouth, and put the frog in his bait bucket. Now the dilemma was how to release the snake without getting bit. Grandpa thought a minute and then grabbed his bottle of whiskey and poured a little into the snakes open mouth. 

The snake’s eyes rolled back, and he went limp. Grandpa released the snake without incident and carried on fishing using the frog. A little later, he felt something tapping on his foot. He looked down and it was that same snake with two more frogs in his mouth.

May was a phenomenal month for local real estate. There were more showings across all price ranges than in any previous month going all the way back to August 2017. Unfortunately, this did not equate to a record number of sales, but it does demonstrate just how many buyers are out there looking for a home to purchase. For the record, there were 1,604 homes to choose from in our area and 297 buyers actually purchased from this stock. 

Looking at those numbers, it’s obvious that the odds are stacked against the sellers… but exceptions do exist.

When a home is properly marketed, buyers will flock to that property. We’ve proven it time and time again. Our remarkable Market Launch System combined with our 7 Level Open House System generated multiple offers on 4 of the 13 homes we sold last month. Our marketing produced so many showings that we had sellers (happily) complaining that they didn’t have enough time to relax between showings. Wouldn’t you like to have that problem when selling your home?

An appreciable number of previously flooded then renovated properties are now appearing on the market which is adding more numbers to an already over-supply of homes for sale. It’s still a mystery how that situation will pan out.

More good news! Average days on market for properly-marketed homes is still under 9 days. Even with 5.4 sellers for every buyer, smart sellers’ homes are selling quickly and without delay.
